Data in five places
No view is complete, so no decision is safe.
A complete PMS and a self check-in kiosk. Bookings from every channel, automatic guest messages, door codes, guest registration and payment — in one system, without a single click from you.
No commitment · The demo takes 20 minutes · For properties from 1 to 60 units
Bookings live in one place, guests write in another, payments are tracked by hand, and check-in depends on who happens to be around that day.

One missed entry means a double booking in peak season.
You must be on site, or send someone with a key.

Some messages the guest receives on their own. The rest you send when needed, from templates you wrote yourself.
Twice, at exactly defined moments. You do nothing — the messages go out while you sleep.
For everything else that gets agreed along the way. You write the templates; the variables fill themselves from the booking.
{name} {apartment} {arrival} {amount} {door_code} resolve themselves. Most owners aren't sitting at a desk. That's why the mobile app is a product in its own right, not an add-on: everything you do during the day happens on the phone, in two taps.
Open the app and you see who arrives today, who is in house and who is leaving. No digging through menus.
Open the guest, pick a template, send. No copying numbers and no searching through chats.

Every booking in one place, with filters by status — awaiting, arrived, paid, left.
A guest calls while you're on the road? Enter them straight away, with an availability check and the rate.
A push arrives when a guest pays at the kiosk or a new booking comes in. Not for everything else.
The guest gets a link with their booking confirmation. On it they find everything they need for the stay — the WiFi password, house rules, FAQ and a PDF confirmation — and a form where they enter their own details for the guest register.
Once they send it, a completed registration is waiting in your app. One click and it goes to the register — with every field the law requires, for domestic and foreign guests. Checkout is filed on its own on departure day.
Because the law does not allow us to scan and store guests' identity documents. Technically we could fit a scanner into the kiosk without trouble — but the regulation rules it out. So we organised the system the other way round: the guest fills in their own details and sends them to you. It is both faster and legally clean.
Pick a situation — we'll show which parts of the system take over.
A guest arrives at four in the morning. The kiosk finds them by surname, takes their cash, issues a door code valid only for their stay and sends them a confirmation. You were asleep.
The device screen is 16:9 and touch-operated. The property name, logo and colours are yours — this is a sample.
We arrive, plug it into power and your WiFi, and it runs. No server on your premises and nothing to install on your computer.
Dinars and euros, recognises and rejects counterfeits. Cash stays in a locked cassette inside the unit.
Valid from 14:00 on arrival day to 12:00 on departure day, and they stop working on their own.
Serbian, English, German and Italian — with your logo, property name and colours.
No static IP and no port forwarding. It connects like any other device.
The unit reports in every minute. We see a fault before a guest calls you.
included in the subscriptionA local copy of arrivals with the same codes. The payment is recorded the moment the link returns, and if the power cuts mid-payment the unit remembers how much it already took.

We run a small hotel ourselves. Every existing solution promised automation — none of them actually delivered it. If anything, they added new steps and new complications.
So we took matters into our own hands and built a system to the measure of a small hotel owner. Every feature runs in our own property first, and only then reaches you. If something annoys us, it never ships.
The result is a system that has exactly what the owner and the guest need — and nothing they don't.
“We wanted a hotel that runs itself.”
Founder of Arriva, hotel ownerEvery surplus feature is a cost in your time.
We don't guess what owners need — we are owners.
We answer in your language and, when needed, we come on site.
Check-in is four screens and asks only for a surname. If a guest gets stuck, your phone number is on the screen, and the app shows you that someone started a check-in and didn't finish — so you can check them in manually from your phone, wherever you are.
No. The PMS, bookings, the guest app, messages and filing registrations all work without the device. The kiosk is for properties where self-service arrival genuinely pays off — usually those without a permanent front desk.
Because the law does not allow us to scan and store guests' identity documents. Technically a scanner in the kiosk would be straightforward — but the regulation rules it out, so we organised the system differently: the guest fills in their own details in the guest app and sends them to you, and you forward them to the register in one click. It turns out to be faster than scanning, because the guest does it before they even arrive.
The guest enters their own details in the guest app, in their own language and whenever it suits them. A completed registration is then waiting in your system, and one click files it — for domestic and foreign guests alike. Checkout is filed automatically on departure day.
No. Booking.com and Airbnb stay your channels and keep working as before — Arriva connects to them. If you already have TTLock locks, we use those. If you have no smart locks at all, the kiosk still works: the guest gets the room's permanent code.
You do. The cash sits in a locked cassette inside the unit and comes out with a key. The app shows how much has been taken, by day and by booking, so the cassette and the records always match.
The software goes live the same day — we enter your rooms, connect your channels and bring across future bookings. The kiosk takes one site visit: we bring it assembled, plug it in and train you in half an hour.
Leave a message and we'll come back with a demo slot tailored to your property. We show the system with your room count, your channels and your way of taking payment — no generic pitch.
